Who operates this website

This website is operated by Rapid Deals Real Estate Brokers, DET Trade Licence No. 614741 and RERA Office Registration Number 12756, at 907, Bayswater Tower, Marasi Dr, Business Bay, Dubai, UAE. References to “Rapid”, “Rapid Deals”, “we”, “us” or “our” mean that brokerage.

Acceptance and permitted use

By using the website, you agree to these terms and to use the website lawfully. You must not interfere with the service, attempt unauthorised access, bypass limits, scrape restricted data, upload malicious material, impersonate another person or use the website to infringe another party’s rights.

Preliminary information—not professional advice

Ask Rapid, calculators, judgments, cases, videos and website content provide general, preliminary information. They do not constitute a formal valuation or legal, tax, accounting, financial, mortgage, engineering or other regulated professional advice. Consequential decisions require current verification and, where relevant, advice from the appropriately qualified professional.

Human and current verification

Price, availability, permit status, property status, area, size, fees, service charges, developer claims, completion, transaction evidence, law, regulation, finance and the final recommendation require current verification before action. A property appearing online does not prove that it remains available, suitable or obtainable on the stated terms.

Listings and advertisements

Inventory may be supplied through PropSpace or published directly by authorised Rapid staff. Listings can change, expire or be withdrawn. Applicable public advertisements should display the available permit, Madmoun and broker information. Rapid’s publication checks, search approval, homepage placement and campaign approval are internal controls—not warranties, legal opinions or authority approval.

Official DLD services

Rapid links users to official Dubai Land Department services for matters such as the Rental Index, licence, permit, brokerage and broker checks. Rapid does not operate those services, claim live access to DLD systems or recreate an official result. DLD remains responsible for its services and records. Linking does not imply endorsement of Rapid or any recommendation.

Ask Rapid and automated tools

AI and calculators may make mistakes, omit a relevant issue or rely on incomplete or changing information. Ask Rapid does not represent Pankaj Ahuja speaking personally. Rapid does not make a final property, legal, finance, valuation or regulatory decision solely through automated processing.

Accounts and uploads

You are responsible for protecting your sign-in details and activity under your account. Do not submit passwords, payment-card data, passports, Emirates IDs, banking records, signed contracts, title deeds or unrelated sensitive information through public forms or AI. Upload only material you are authorised to share and that does not infringe another person’s privacy, confidentiality or intellectual-property rights.

Enquiries and communications

When you submit an enquiry and provide the relevant consent, Rapid may respond through the contact channel you supplied. Optional marketing consent is separate from a request for service and may be withdrawn. Developers, owners, portals, CRM providers, AI providers, communication platforms, advertising platforms, government services and specialists remain responsible for their own information and services.

Brokerage compensation

Rapid may earn brokerage commission, referral fees or other disclosed compensation from a completed transaction or referred service. A material commercial relationship relevant to a recommendation should be disclosed to the client.

Cases, judgments, evidence and corrections

Public cases are anonymised and may round or remove identifying details. They do not promise the same result for another person. Judgments are dated opinions, not permanent facts. Official or market-level evidence does not automatically establish a property-level comparable, achievable rent or fair value. Material corrections should be recorded transparently.

Intellectual property

The Rapid Method, original judgments, anonymised case presentations, writing, design, brand elements and website code remain protected except where a separate licence or third-party right applies. You may use the website for personal decision-making but may not reproduce or commercially exploit protected material without permission.

No guaranteed outcome

Rapid does not guarantee appreciation, rent, yield, occupancy, resale, completion, visa eligibility, finance approval, campaign performance, search ranking or any transaction outcome. Estimates and opinions can change as evidence, facts and markets change.

Availability and third-party services

Rapid may change, suspend or withdraw features, listings, accounts or content for safety, compliance, accuracy or operational reasons. External websites and services are outside Rapid’s control and are governed by their own terms and privacy policies.

Liability boundary

To the maximum extent permitted by applicable law, Rapid is not responsible for loss caused solely by reliance on unverified website or AI information, user-supplied inaccuracies, unavailable third-party services or actions taken outside an applicable written brokerage agreement. Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited.

Applicable law and disputes

These terms are governed by the applicable laws of the United Arab Emirates and the Emirate of Dubai. Subject to any mandatory rule or agreed dispute process, the competent courts of Dubai have jurisdiction.
